When do I need to send an Adverse Action Letter to my applicant?

The FCRA (Fair Credit Reporting Act) and Fair housing laws require all landlords to send a notice of adverse action for any application they decline for rental, or any application that is conditionally approved that requires additional consideration, such as a cosigner or extra deposit. An adverse action letter is provided with the reports for each of your applicants. You have three options regarding the adverse action letter; you can Print the letter and mail it yourself, you can use the auto mail option to have Rent Perfect mail it, or you can have the letter e-mailed to your applicant. Make sure to check the appropriate boxes for the reasons you are declining the application. If you are approving the application conditionally, check the appropriate box and type in the additional considerations you are requiring.
