Creating an Online Lease Agreement with Rent Perfect: A Step-by-Step Guide
With Rent Perfect’s Prepare Lease Wizard, you can easily generate a digital lease agreement and send a signing notification to invite your tenant to review and sign online using your preferred lease template. Click here for a tutorial on customizing a lease template.
Before You Prepare a Lease:
Follow these steps to ensure your property and tenants are properly set up:
1. Add a Property
- Click "My Property" and add the property address record.
- When prompted, select "Yes" to indicate that you will be preparing a lease for this property.
- Add the required lease settings.
2. Invite a Tenant
- Click "Send Invite" to invite an applicant to the system.
- Once the applicant is approved, click "Prepare Lease" under their lease information.

Step 1: Use the Prepare Lease Wizard
The Prepare Lease Wizard will guide you through the lease creation process.
1. Start the Lease Process
- You must have an approved tenant in the system before preparing a lease. If you haven’t already, click "Send Invite" to invite someone to the system.
- Go to View Reports, locate the tenant's name and click "Prepare Lease" under their lease information.
- You’ll have the chance to add additional signers or occupants before finalizing the lease.


2. Select a Lease Template
Choose a lease template from your saved templates.
3. Enter Lease Details
Click next and follow the step-by-step prompts to enter key lease details, including:
✅ Lease start and end dates
✅ Additional signers and occupants
✅ Monthly rent and payment details
✅ Move-in fees and security deposit information

Step 2: Generate a Preview Copy of the Lease Agreement
- On the final step of the lease check "I agree" to confirm you have checked your local and state and federal laws for lease compliance.
- Then, click "Generate Preview Copy"
- A preview copy of the lease will open in a new tab.
- If the lease does not open, disable your browser’s pop-up blocker and try again.
- Preview Watermark: The lease will have a “PREVIEW COPY” watermark. This will be removed once you send the lease signing notification.


Need to make changes later? Simply click "Edit" under the tenant's lease information to pick up where you left off.

Step 3: Send Lease Signing Notification
Once you're satisfied with the lease, it’s time to send it to the tenant(s) for signature.
- Click "Send for Signature."

Each tenant will receive a lease signing notification and must:
- Log in to their portal
- View the lease
- Initial each page
- Sign the agreement
Tracking Signatures
- You’ll receive an email notification when a tenant signs.
- Click "View Details" under the tenant’s lease information to check the signing status.

Step 4: Landlord Signs the Lease
Once all tenants have signed, the landlord can sign:
- Click "Landlord Signature."
- Type your name in the signature field to digitally sign the lease. The signature must match the manager name on the lease.


Step 5: View or Print the Final Lease Copy
- Click "Signed Lease" to:
✅ View the final lease
✅ Print a copy
✅ Download a copy for your records
📌 Rent Perfect will store a signed copy in both the landlord and tenant portals, allowing access anytime from a smartphone or computer.

Making Changes to the Lease
- Before the Landlord Signs: The landlord can still make changes to the lease terms.
- After the Landlord Signs: No additional changes can be made.
- If Changes Are Made After Tenant Signatures: The tenant(s) will be required to re-sign the lease to acknowledge the updates.
Additional Lease Features
Early Termination Option
If all parties agree to terminate the lease early:
- The landlord clicks "Lease Details."
- Click "Request to Terminate Lease."
- Each signer will receive an email notification and must log in to their portal to sign the lease termination agreement.

Lease Renewals
Renewing a lease is simple with Rent Perfect:

Click "Renew Lease" under the tenant's lease information when you’re within the renewal window.
- The renewal option defaults to 30 days before the lease end date but can be adjusted.

To change the renewal settings:
- Click "My Property"
- Select the property name
- Adjust the renewal window (e.g., 60, 90, or 120 days before lease expiration).
